An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Kanab: Gateway access to Zion and Bryce Canyon; The Wave permit lottery at Coyote Buttes; Grand Staircase-Escalante slot canyons; Best Friends Animal Sanctuary visits. Guests I price for: National-park road-trippers and international travellers on 1 to 3 night stays basing in Kanab between parks, with strong spring and autumn compression. Where I start: Spring and autumn park-season peaks, short stays that need orphan-gap and minimum-stay rules, and summer-heat and winter discounting around the Grand Circle loop.
I set up PriceLabs or Wheelhouse with short minimums, gap rules that open single nights, and seasonal curves for spring and autumn. Because Booking.com and Expedia matter here for international travellers, I make sure rates and policies line up across every channel.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Kanab.
