An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Lake Lure: Chimney Rock State Park and Lake Lure; Hendersonville apple orchards and the North Carolina Apple Festival; Autumn foliage in the Blue Ridge; Asheville overflow demand. Guests I price for: Carolinas families on summer lake weeks and couples on autumn weekends. Where I start: Summer and leaf-season premiums, weekend minimums, and winter floors.
I manage pricing for Lake Lure and Hendersonville rentals on Airbnb, Vrbo and Booking.com through PriceLabs or Wheelhouse. Lake homes get weekly summer structures and frontage premiums, town homes get event pricing for the Apple Festival and the holidays, and both get winter floors that hold.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Lake Lure.
