An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Mackinac Island: The car-free island summer season; The Lilac Festival in June; The Labor Day Mackinac Bridge Walk; Grand Hotel and horse-and-carriage heritage tourism. Guests I price for: Midwest families and couples on 2 to 3 night summer stays on the island and in the Mackinaw City and St. Ignace gateway towns, arriving by ferry. Where I start: An intensely seasonal May-to-October calendar with steep July and August peaks, minimum stays over the Lilac Festival and Bridge Walk, and near-total winter shutdown planning.
