An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Manchester, Vermont: Autumn foliage in the Green Mountains; Designer outlet shopping in Manchester Center; Skiing at Stratton and Bromley; Hildene, the Lincoln family estate, and the Equinox. Guests I price for: New York and Boston shoppers and skiers on 2 to 3 night stays around Manchester, Dorset and Stratton. Where I start: Foliage and ski-weekend premiums, retail-driven holiday demand, and midweek pricing that keeps homes earning between short peak stretches.
For Manchester and Stratton hosts I build PriceLabs or Wheelhouse with foliage, ski holiday and shopping weekend premiums, midweek rules that suit remote workers and ski families, and a mud-season profile so the calendar never shows a single price for April.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Manchester, Vermont.
