An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Milwaukee: Summerfest and the Henry Maier Festival Park calendar; Brewers, Bucks and Admirals home games; Baird Center conventions; Harley-Davidson Museum and lakefront tourism. Guests I price for: Festival-goers and Chicago weekenders on 2 to 3 night stays, convention attendees, and sports fans. Where I start: Festival-weekend premiums, convention and game-night pricing, and winter floors, with Wisconsin tourist rooming house licensing in place.
On Airbnb, Vrbo and Booking.com I build your Milwaukee pricing around every lakefront festival, Brewers and Bucks home dates, conventions at the Baird Center and a winter plan that keeps the calendar moving. In PriceLabs or Wheelhouse I set festival overrides, weekday convention bumps and length-of-stay discounts for January to March.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Milwaukee.
