An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Moab: Arches and Canyonlands national parks; Easter Jeep Safari; Mountain biking season; Zion and Bryce road trips. Guests I price for: Outdoor travellers and families on 2 to 4 night stays. Where I start: Two shoulder-season peaks with summer and winter floors, and event-week premiums.
For Moab hosts I configure PriceLabs or Wheelhouse with Jeep Safari and spring break blocks, autumn biking weekend premiums, short stays in summer and winter, and a rule that protects the most valuable spring and autumn weeks from early single-night bookings that would split them.
