An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Newport: Newport Folk and Jazz festivals; Mansions and sailing season; Wedding season; Boston and New York weekend travel. Guests I price for: Northeastern couples and groups on 2 to 4 night stays, wedding parties. Where I start: Festival and wedding premiums with minimum stays, and off-season floors.
For Newport Airbnb and Vrbo hosts I set up PriceLabs or Wheelhouse with dated premiums for Folk, Jazz, regatta and boat-show weekends, gap rules that protect Saturdays, and winter floors that still attract Boston and New York couples. Both channels then price from one logic.
