An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Oslo: Summer fjord season; Holmenkollen Ski Festival; Cruise calls and Nordic business travel; Christmas markets. Guests I price for: European and North American leisure travellers on 2 to 4 night stays, business travellers midweek. Where I start: Summer premiums within Norway's 90-day short-term rental limit, and winter floors.
I configure your pricing so limited days go first to summer, Christmas, Norway Cup, Øya and Holmenkollen, with weekday rates aimed at business travellers. Airbnb and Booking.com share the same minimum stays and fees, so you never fill a capped calendar with low-value nights.
