An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Ottawa: Canada Day; Canadian Tulip Festival; Winterlude and Rideau Canal skating; Government and diplomatic travel. Guests I price for: Government and corporate travellers midweek, leisure visitors at weekends. Where I start: Event-weekend premiums, government-rate midweek strategies, and principal-residence compliance.
For hosts I configure your pricing tool so Canada Day, Tulip Festival and Winterlude are named events, weekday rates follow the parliamentary calendar, and monthly discounts are set for relocations, contract workers and diplomats waiting for longer-term housing.
