An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Oxford, Mississippi: Ole Miss Rebels football and tailgating in the Grove; University of Mississippi commencement; Double Decker Arts Festival; The Square and its literary heritage. Guests I price for: Ole Miss fans and alumni groups on 2 to 3 night game weekends, graduation families, and Memphis weekenders. Where I start: Game-weekend premiums with strict minimum stays, graduation pricing, and summer floors.
On Airbnb, Vrbo and Booking.com I price Oxford homes in PriceLabs or Wheelhouse with football, Swayze Field baseball series, commencement and Double Decker weekends set as custom events, minimum stays enforced on each, and the quieter summer and January weeks priced for Memphis visitors and travellers on the literary trail.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Oxford, Mississippi.
