An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Pittsburgh: Steelers, Penguins and Pirates seasons; Carnegie Mellon and Pitt calendars; Medical and tech corporate travel; Summer concerts and festivals. Guests I price for: Game-day and university families on 2 to 3 night stays, medical and corporate guests. Where I start: Game-day and commencement premiums, medical-stay rates, and winter floors.
For hosts here I set up PriceLabs or Wheelhouse with game-day premiums, commencement and move-in dates, medical weekly rates and winter floors. Airbnb, Vrbo and Booking.com then price from the same logic, and minimum stays change automatically around big weekends.
