An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Seville: Semana Santa; Feria de Abril; Spring and autumn city breaks; Flamenco and cultural tourism. Guests I price for: European and North American couples on 2 to 4 night stays in Santa Cruz, Triana and the Centro. Where I start: Feria and Holy Week premiums with minimum stays, summer floors, and licensed-flat positioning.
I set your Airbnb, Booking.com and Vrbo pricing with Holy Week and Feria as separate premium blocks with four-night minimums, Bienal headline nights added in even years, and summer floors paired with weekly discounts so July and August stop dragging the annual average down.
