An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Tallinn: Old Town tourism and Helsinki ferry traffic; Christmas market; Tech and startup conferences; Cruise calls. Guests I price for: Finnish and European weekend visitors on 2 to 3 night stays. Where I start: Summer and weekend premiums, cruise-day rates, and winter floors.
For Tallinn hosts I set up PriceLabs or Wheelhouse with weekend uplifts for ferry guests, conference and festival bands, short minimums around ferry days and longer-stay discounts for remote workers, keeping Airbnb and Booking.com aligned so Finnish and other European guests see one consistent weekend price.
