An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Tucson: Tucson Gem, Mineral and Fossil Showcase; Winter snowbird season; University of Arizona calendar; Saguaro National Park and resort spas. Guests I price for: Snowbirds on monthly stays, gem-show exhibitors, and university families. Where I start: Gem-show premiums set a year ahead, monthly winter rate cards, and summer floors.
My Tucson setup in PriceLabs or Wheelhouse treats the gem shows as a block priced and opened a year out, then wraps monthly snowbird rate cards around it, adds Rodeo and Festival of Books weekends and sets summer floors from your real cooling costs. Airbnb, Vrbo and Booking.com all read from that structure.
