An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Zaragoza: Fiestas del Pilar; Basilica del Pilar pilgrimage; AVE high-speed business travel; Aljaferia palace. Guests I price for: domestic Spanish visitors and business travellers on 1 to 3 night stays in the Casco Historico near the Basilica. Where I start: a single dominant October festival peak, midweek AVE business demand between Madrid and Barcelona, and Aragon VUT registration for holiday lets.
I configure PriceLabs or Wheelhouse for a Zaragoza host with Pilar as a protected block, one-night stays opened in the hot months, and weekday pricing linked to the train corridor. Airbnb, Booking.com and Vrbo then all follow the same calendar instead of drifting apart.
