An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Asturias: Picos de Europa and Covadonga hiking; Descenso Internacional del Sella canoe race; Asturian cider (sidra) culture; San Mateo festival in Oviedo. Guests I price for: domestic Spanish families and hikers on 5 to 7 night stays split between Oviedo, Gijon and the Picos villages. Where I start: positioning the region as a cool-summer escape from the interior heat, VUT registration in the Principado de Asturias, and shoulder-season floors around the autumn festival calendar.
