An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Birmingham, UK: NEC and ICC exhibitions; Frankfurt Christmas Market; Aston Villa and Birmingham City fixtures; Utilita Arena concerts. Guests I price for: Exhibition and business travellers midweek, concert and football fans at weekends. Where I start: Exhibition-week premiums, corporate midweek rates, and weekend event pricing.
I set up PriceLabs or Wheelhouse for Birmingham hosts with NEC and ICC shows, Edgbaston matches, arena concerts and the Christmas Market as events. Airbnb, Booking.com and Vrbo then share the same rates, with exhibitor-friendly minimum stays around the big shows.
