An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Brighton: Brighton Pride; Brighton Festival and Fringe; Summer seafront demand; Party conferences and stag and hen groups. Guests I price for: Londoners and international visitors on 1 to 3 night stays, groups at weekends. Where I start: Pride and festival premiums, weekend group minimums, and midweek floors.
I set up PriceLabs or Wheelhouse for Brighton hosts with Pride, the Festival, the Fringe, the Great Escape and the marathon as events. Group homes get clear deposit and minimum rules, midweek nights get a London-visitor rate, and Airbnb, Booking.com and Vrbo share one calendar.
