An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Colorado Springs: Garden of the Gods and Pikes Peak; Air Force Academy and military travel; Olympic Training Center events; Summer family road trips. Guests I price for: Families on 3 to 5 night stays, military and government travellers midweek. Where I start: Summer premiums, graduation-week rates, and winter floors.
Inside PriceLabs or Wheelhouse I add the Academy calendar, Air Force home games and the Hill Climb as custom events, set a monthly rate card for PCS moves, and use gap rules so short summer holes still sell without breaking longer family stays.
