An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Davos: World Economic Forum annual meeting; Parsenn and Jakobshorn ski areas; Spengler Cup ice hockey at New Year; Summer hiking and congresses. Guests I price for: WEF delegates and companies on week-long bookings, ski families and congress visitors. Where I start: WEF week contracting a year ahead, ski-week pricing and cantonal guest tax.
I set the pricing tool for ski weeks, Christmas and Spengler Cup, with WEF week blocked for direct contracts, and summer rates that use the guest card as part of the value. I also check that minimum stays and changeover days follow the ski calendar.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Davos.
