An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Destin: Summer beach season on the Emerald Coast; Spring Break; Snowbird season in the autumn and winter; Seaside, Rosemary Beach and Alys Beach events. Guests I price for: Families from the South and Midwest driving in for 5 to 7 night stays, snowbirds on monthly stays. Where I start: Saturday-to-Saturday weekly pricing in summer, Spring Break premiums, and monthly snowbird rate cards.
In PriceLabs or Wheelhouse I set Saturday changeovers in summer, add each Spring Break week, the Songwriters Festival and the Fishing Rodeo as custom events, and create monthly settings for snowbirds, so the system prices the shoulders as carefully as the peak weeks.
