An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Gdańsk: Sopot and Baltic beach season; St. Dominic's Fair; Old Town and WWII museum tourism; Ferry traffic to Scandinavia. Guests I price for: Polish and Scandinavian families on 4 to 7 night summer stays. Where I start: Summer premiums with minimum stays, and long off-season floors.
I set up your pricing with Jarmark Dominikański, Open'er and Polish long weekends as dated premiums, plus week-long family rules in July and August. Airbnb and Booking.com then share the same minimum stays and cleaning fees, so the summer calendar fills cleanly.
