An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Gibraltar: The Rock, Barbary macaques and caves; Cruise calls; Finance and online gaming business travel; Costa del Sol day visitors. Guests I price for: Business travellers midweek, cruise and day visitors, and British tourists on 2 to 3 night stays. Where I start: Weekday business pricing, limited supply and pricing against Spanish-side stays.
I set up PriceLabs or Wheelhouse with weekday and weekend logic, National Day and summer weekends as events, and a comp set that includes nearby Spanish listings, so the flat is priced against the alternatives guests actually weigh up before they book.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Gibraltar.
