An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.

Guests I price for: Los Angeles and Orange County families on 2 to 3 night weekend stays near the lake and Blue Jay, chasing snow in winter and the water in summer. Where I start: Summer-lake and winter-snow twin peaks for a close Los Angeles drive market, holiday and powder-day premiums, and weekend minimums with midweek shoulder discounts.
In PriceLabs or Wheelhouse I set a summer season tied to lake access, a snow playbook you can switch on when a storm is forecast, and Oktoberfest and holiday events. Airbnb, Vrbo and Booking.com then carry the same permit limits, minimum stays and midweek discounts.
