An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Lake of the Ozarks: Summer lake and boating season; Kansas City and St. Louis weekend travel; Bagnell Dam Strip nightlife; Golf resorts. Guests I price for: Midwestern families and groups on 2 to 7 night lakefront stays. Where I start: Weekly and weekend summer pricing with dock and boat-slip positioning, and long off-season floors.
In PriceLabs or Wheelhouse I set July 4th, the Shootout and Bikefest as events, weekly blocks for large homes, and winter monthly rates. Airbnb, Vrbo and Booking.com then carry the same dock details, mile marker, minimum stays and house rules for large groups.
