An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Lake Tahoe: Heavenly, Palisades and Northstar ski resorts; Summer lake and beach season; Holiday weeks from Christmas to Presidents' Day; Reno-Tahoe events. Guests I price for: Ski groups and families on 3 to 5 night stays, summer families on week-long stays. Where I start: Dual-season pricing with shoulder floors, holiday-week premiums, and compliance with South Lake Tahoe and Placer County STR rules.
In PriceLabs or Wheelhouse I build separate winter and summer seasons, holiday-week minimums from Christmas to Presidents' Day, a storm playbook and shoulder discounts for spring and late autumn. Airbnb, Vrbo and Booking.com then show the same permit details, occupancy limits, parking rules and cancellation terms for every booking.
