An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Niagara Falls: The Falls and cross-border day trips; Shaw Festival; Niagara wine region; Icewine Festival. Guests I price for: US and Canadian families and couples on 1 to 3 night stays. Where I start: Summer premiums, wine-weekend rates, and municipal STR licence compliance.
For hosts I configure your pricing tool so Canadian and US holidays are both loaded, Shaw Festival and Icewine weekends carry premiums, and one-night weekday stays are allowed where they make sense for road-trippers. Falls and wine-country listings each get their own comp set, so a Clifton Hill condo never drags down an Old Town cottage.
