An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Columbus: Ohio State football and university calendars; Rock and Roll Hall of Fame and Cedar Point; Bengals, Browns and Guardians seasons; Conventions and medical travel. Guests I price for: Regional event travellers on 2 night stays, medical and corporate guests. Where I start: Game-day premiums, medical-stay weekly rates, and winter floors.
In PriceLabs or Wheelhouse I add the football schedules, concert dates and hospital-driven long stays for each city, set weekly and monthly discounts, and keep two-night minimums on event weekends so the busiest Saturdays are not sold as single nights.
