An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Park City: Sundance Film Festival; Park City Mountain and Deer Valley ski season; Summer mountain biking and Tour of Utah; Salt Lake conventions and Olympic-related events. Guests I price for: Ski groups and families on 4 to 7 night stays, Sundance attendees on 3 to 10 night stays. Where I start: Sundance premiums set a year ahead, ski-season holiday pricing, and shoulder floors for summer and autumn.
For Park City hosts I set up PriceLabs or Wheelhouse with holiday week premiums, long minimums in peak weeks, summer weekend rules and shoulder discounts. I keep Airbnb, Vrbo and Booking.com aligned and add gap rules so stray two-night holes between ski weeks still sell.
