An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Sandusky: Cedar Point amusement park and HalloWeekends; Put-in-Bay and Kelleys Island; Kalahari and Great Wolf Lodge indoor waterparks; Lake Erie fishing and Marblehead Lighthouse. Guests I price for: Ohio and Michigan families on 2 to 4 night summer stays, Put-in-Bay groups, and walleye anglers in spring. Where I start: Summer and HalloWeekends premiums, island weekend minimums, and long winter floors.
I manage pricing for Sandusky, Port Clinton and Lake Erie Islands rentals on Airbnb, Vrbo, Booking.com and Expedia using PriceLabs or Wheelhouse. That means HalloWeekends overrides, island weekend minimums, weekday rates for walleye season and a winter plan that sells longer stays rather than leaving the calendar empty.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Sandusky.
