An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Tallahassee: Florida State Seminoles football at Doak Campbell Stadium; The Florida Legislature session; Florida State and Florida A&M graduations; State government business travel. Guests I price for: Game-day fans and alumni, lobbyists and staff on monthly session stays, and graduation families. Where I start: Monthly session rates, game-weekend premiums, and summer floors.
On Airbnb, Vrbo and Booking.com I build your Tallahassee pricing around session months, FSU and FAMU weekends and summer medium-term stays. Inside PriceLabs or Wheelhouse I set monthly discounts that only open for session dates, event overrides for home games and floors that hold up once the city empties in June.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Tallahassee.
