An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Bath: Bath Christmas Market; Cotswolds cottage and countryside tourism; Wedding season; Bath Festival and rugby. Guests I price for: Couples and families from London and overseas on 2 to 4 night stays, cottage groups on weekly stays. Where I start: Christmas-market and bank-holiday premiums, cottage weekly pricing, and the 90-night and licensing changes in England.
I set up PriceLabs or Wheelhouse for Bath and Cotswold hosts with the Christmas Market, Cheltenham Festival and bank holidays as events, weekly summer stays and short breaks in the shoulders. Airbnb, Booking.com, Vrbo and Sykes then show the same rates.
