An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.

Guests I price for: visiting parents and cultural travellers on 2 to 4 night stays in the Alta university quarter and the Baixa below it. Where I start: the academic calendar as the real seasonality driver, a sharp Queima das Fitas peak, and AL registration for lets near the university.
I set up your pricing so the student festivals and graduation weekends sit in their own bands, with minimum stays that match how parents and alumni travel. Weekly rates for visiting academics and hospital visitors fill the gaps, and Airbnb, Booking.com and Vrbo all follow the same rules.
