An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Jackson Hole: Yellowstone and Grand Teton national parks; Jackson Hole Mountain Resort; Fall Arts Festival; Bozeman and Big Sky demand. Guests I price for: Families and international travellers on 3 to 5 night summer stays, ski groups in winter. Where I start: Dual-season pricing with hard shoulder floors and holiday-week premiums.
For Jackson Hole hosts I set up PriceLabs or Wheelhouse with you: a separate ski season and park season, holiday and Fourth of July bands, festival dates and shoulder floors, applied the same way on Airbnb, Vrbo and Booking.com so high-value guests see one consistent price.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Jackson Hole.
