An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Jacksonville: St. Augustine Nights of Lights; The Players Championship; Amelia Island Concours and beach season; Jaguars season and Florida-Georgia weekend. Guests I price for: Southeastern families and couples on 3 to 5 night stays. Where I start: Event and holiday-lights premiums, spring and autumn rates, and hurricane-season floors.
For Northeast Florida hosts I set up PriceLabs or Wheelhouse with you: Nights of Lights weekends, Players and Concours premiums, weekly beach stays and storm-season floors, applied consistently on Airbnb, Vrbo and Booking.com so guests comparing channels see one price everywhere.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Jacksonville.
