An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Lombok: Bali overflow and surf season in Kuta Lombok; Gili island travel; MotoGP at Mandalika; Diving and Rinjani trekking. Guests I price for: European and Australian travellers on 4 to 7 night stays. Where I start: Dry-season premiums, event weeks, and rainy-season floors.
On Airbnb, Booking.com and Agoda I set up PriceLabs or Wheelhouse with dry-season bands, MotoGP premiums and rainy-season floors, and I make sure the listing explains boats, roads and transfers, because clear access information often decides whether guests book four nights or seven.
