An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Oklahoma City: Thunder home games and Bricktown events; State Fair and conventions; Broken Bow and Beavers Bend cabins; Dallas weekend drive-up demand. Guests I price for: Event travellers in the city, Texas families on 2 to 3 night cabin stays. Where I start: Event premiums in the city, weekend cabin pricing with hot-tub positioning, and midweek floors.
For hosts here I set up PriceLabs or Wheelhouse with Thunder, State Fair and softball premiums for city listings, and weekend minimums with feature tiers for cabins. I also check that Airbnb, Vrbo and Booking.com carry the same totals, so a cabin is never cheaper on one channel by accident.
