An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Potsdam: Sanssouci palaces and parks; Babelsberg film studios; Berlin day trips and overflow; University and research institute visitors. Guests I price for: Berlin visitors seeking calmer stays, academics and couples on 2 to 3 night stays. Where I start: Pricing against Berlin events, weekday academic demand and Brandenburg registration rules.
I set up the pricing tool so weekends, academic stays and Berlin event dates each follow their own logic, longer stays are encouraged in quieter months, and the calendar avoids awkward single-night gaps between weekday researchers and weekend sightseers who arrive on Friday evening.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Potsdam.
