An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Athens, Georgia: Georgia Bulldogs football at Sanford Stadium; University of Georgia graduation and parents' weekends; The Athens music and downtown scene; AthFest in June. Guests I price for: Bulldogs fans and alumni on 2 to 3 night game weekends, UGA families, and music visitors. Where I start: Home-game premiums tiered by opponent, graduation pricing, and summer floors.
On Airbnb, Vrbo and Booking.com I price Athens homes in PriceLabs or Wheelhouse with each Sanford Stadium game as its own event, graduation weekends protected and concert dates added as they are announced, while weekly rates and lower floors carry the summer.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Athens, Georgia.
