An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Biarritz: surfing on the Cote des Basques and Grande Plage; Fetes de Bayonne; Belle Epoque Biarritz; Saint-Jean-de-Luz and the Basque coast. Guests I price for: surfers and French and Spanish families on 5 to 7 night stays in central Biarritz, Anglet and Saint-Jean-de-Luz. Where I start: peak-summer and Fetes de Bayonne premiums, the Biarritz change-of-use compensation rules that restrict new holiday lets, and a September surf shoulder.
For Basque coast hosts I set up PriceLabs or Wheelhouse with weekly summer bands, festival uplifts, a September surf shoulder and winter monthly rates, keeping Airbnb, Booking.com, Vrbo and Abritel aligned so French and Spanish guests see the same totals.
