An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Gotland: Almedalen Week political festival; Medieval Week in Visby; Beaches and cycling; Swedish summer holidays. Guests I price for: Swedish families on weekly stays and festival guests on 3 to 7 nights. Where I start: Event-week premiums, short-season pricing and ferry-dependent minimum stays.
I configure the pricing tool so Almedalen and Medieval Week have their own rates and minimum stays, July runs on weekly blocks, and shoulder weekends adjust automatically. I also connect the calendar to the local agency, where you use one, so the same house never gets sold twice in the busiest week.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Gotland.
