An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Green Bay: Packers home games at Lambeau Field; Door County summer peninsula season; Fall colour and the cherry harvest; Fish boils and waterfront festival weekends. Guests I price for: Families and couples from Chicago, Milwaukee and the Twin Cities on 3 to 5 night summer stays in Fish Creek, Sister Bay and Egg Harbor, plus Packers fans on single game weekends. Where I start: A two-peak calendar splitting the Door County summer resort season from single-night Lambeau game-day spikes, with weekend minimum stays and shoulder-season midweek floors.
