An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Madison: Badgers football at Camp Randall Stadium; University of Wisconsin commencement and move-in; The Dane County Farmers' Market on the Capitol Square; Ironman Wisconsin. Guests I price for: Alumni and visiting parents plus Epic Systems corporate visitors on 2 to 3 night stays near campus, downtown and the isthmus lakes. Where I start: Game-day and graduation premiums with two-night football minimums, corporate weekday demand tied to Epic in Verona, and midweek pricing between event weekends.
For Madison hosts I set up PriceLabs or Wheelhouse with the Badger home schedule, Ironman and Dairy Expo dates loaded early, weekday rules for Verona business stays, and a Furnished Finder rate card so the winter calendar has a fallback.
