An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Bordeaux: Wine tourism in Saint-Émilion and the Médoc; Bordeaux Fête le Vin; Rugby and stadium concerts; Arcachon and Atlantic coast day trips. Guests I price for: European city-breakers and wine travellers on 3 to 4 night stays. Where I start: Harvest and festival premiums, and compliance with Bordeaux's primary-residence rules.
I set up your Bordeaux pricing inside PriceLabs or Wheelhouse with you: separate weekday and weekend logic, harvest weekends loaded as events, and minimum stays that stop a single Saturday night from blocking a three-night wine trip, with Abritel and Booking.com reading from the same plan.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Bordeaux.
