Consultant's view

Alaa's take on Mexico

“Mexico is several markets: Caribbean resorts, Pacific beaches, colonial and cultural cities and Mexico City's nomad and business hub. Semana Santa is a national spike, and hurricane season affects both coasts. Mexico City has also introduced registration and limits. Snowbirds, nomads and holidaymakers each need different stay lengths, so a single nightly strategy undersells most Mexican markets.”

Mexico at a glance

Busiest
Mid-December to April across the beach and colonial markets, with Semana Santa a nationwide spike.
Quietest
September to early November, overlapping Atlantic and Pacific hurricane season on the coasts.
Dates to price first
  • North American winter escape across the Caribbean and Pacific coasts
  • Semana Santa and domestic long-weekend travel nationwide
  • Mexico City as a digital-nomad, events and business hub
  • Cultural and gastronomic tourism through the colonial interior

Rules Alaa checks before pricing a property in Mexico

There is no single national short-term rental licence in Mexico; lodging is taxed at state level through the Impuesto Sobre Hospedaje, which varies by state and is increasingly collected and remitted by the platforms. Quintana Roo, home to Cancun, the Riviera Maya and Tulum, adds an environmental sanitation levy charged per room-night on top of its lodging tax. Mexico City has moved to regulate home-sharing through a host registry and rules on how much of the year a property may be let, so hosts there should register and price around any night limits. Owners generally need an RFC tax identification to invoice correctly.

Rates are set in Rates are set in Mexican pesos (MXN), though many coastal owners think in US dollars given how much demand is North American. The peso is free-floating and can swing meaningfully against the dollar, so we revisit base pricing when the exchange rate moves rather than leaving a stale rate card in place. and priced for net revenue after channel fees. Channels: Airbnb and Vrbo lead the beach and vacation-home markets, with Booking.com and Expedia strong for city and resort stays; connected channel managers matter most in Quintana Roo and Los Cabos..

  • Semana Santa ignored.
  • Local rules ignored.
Alaa's pricing calendar

How I price Mexico through the year

Revenue management consultant in Mexico
  1. Mid-December to early JanuaryPeak

I open Christmas and New Year early on both coasts with firm minimum stays, because American and Canadian families and Mexican holidaymakers compete for the same weeks.

  2. January to MarchHigh

Snowbirds fill the Pacific and Caribbean coasts, so I hold monthly and weekly rates for long-stay winter guests and price nightly stays above them.

  3. Semana Santa and PascuaPeak

Domestic travel surges nationwide over Holy Week and Easter week; I raise rates in beach and colonial towns and set minimum stays early.

  4. May to AugustShoulder

Mexican summer holidays support the beaches in July and August, so I price for domestic families and keep Mexico City steady on business and nomad stays.

  5. September to early NovemberLow

Storms and the slowest coastal weeks arrive, so I protect floors and allow shorter stays, while Dia de Muertos gets its own premium in Oaxaca and Mexico City.

Where I price Mexico differently

Mexico City
Nomads, business and events drive steady demand; I price neighbourhoods like Roma, Condesa and Polanco differently and build monthly offers within the city's rules.
Cancún & Riviera Maya
A winter sun and charter market; I price around North American holidays and keep separate comparables for Tulum, Playa del Carmen and Cancún hotel zone.
Los Cabos
A high-end market for American travellers; I price villas against luxury resorts and protect rates during peak holiday weeks.

What I check first in a Mexico audit

  1. 1Whether the property is registered under the state or city rules that apply, because Mexico City, Quintana Roo and other states have introduced different platform registration and tax requirements.
  2. 2How the listing performs against both foreign and Mexican guests, since Mexican families book long weekends, puentes and holidays with different stay lengths from North American visitors.
  3. 3Whether the calendar uses the correct long weekend dates each year, because Mexico's official holidays move to Mondays and create short bursts of domestic demand.

FAQ

Questions owners in Mexico ask Alaa

Are rules the same across Mexico?

No, cities like Mexico City have their own.

When is Mexico busiest?

Winter on the coasts and Semana Santa nationwide.

Do Mexican puente weekends really matter for pricing?

Yes. Long weekends created by moving holidays to Mondays bring strong domestic demand, especially to beach towns and colonial cities near major cities. I add them to the calendar each year and raise rates for those specific nights so the property does not sell them at ordinary weekend prices.

Should I offer monthly stays in Mexico City?

Often yes, because many remote workers and business travellers stay several weeks. I check the rules that apply to your building and neighbourhood first, then compare monthly and nightly income to find the mix that earns most without breaking local requirements.

Does Alaa Elhadi consult for hotels and Airbnb hosts across Mexico?

Yes. Alaa works 1-on-1 with hotels, resorts, serviced apartments, Airbnb hosts and property management companies throughout Mexico, remotely, with no minimum or maximum portfolio size.
