An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Florence: Pitti Uomo; Spring and autumn cultural tourism; Tuscan villa and wedding season; Chianti wine harvest. Guests I price for: North American and European couples on 3 to 5 night city stays, families and wedding groups on weekly villa stays. Where I start: City-centre pricing within Florence's new-registration limits, villa weekly pricing in Chianti and Val d'Orcia, and shoulder-season floors.
In PriceLabs or Wheelhouse I load the Pitti fairs, Easter, San Giovanni, the Palio dates and the harvest, then set Saturday-to-Saturday weeks for villas and shorter stays for city flats. Airbnb, Booking.com and Vrbo follow the same rules, so a villa week is never broken by a stray two-night booking.
