An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Louisville: Kentucky Derby; Bourbon Trail distillery tourism; Thunder Over Louisville and Forecastle; Louisville Cardinals and conventions. Guests I price for: Derby groups on 3 to 5 night stays, bourbon tourists on weekends. Where I start: Derby-week premiums set a year ahead with minimum stays, bourbon-weekend rates, and winter floors.
In PriceLabs or Wheelhouse I set Oaks and Derby as one protected block, then load Thunder, Bourbon and Beyond, Louder Than Life, the Kentucky Bourbon Festival and the art show as separate events. Airbnb, Vrbo and Booking.com then show the same minimum stays, deposits and house rules for every one of them.
