An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Thessaloniki: Halkidiki beach season; Thessaloniki International Fair and Film Festival; Balkan road-trip travel; Student calendar. Guests I price for: Balkan and European families on weekly Halkidiki stays, city-breakers in Thessaloniki. Where I start: Weekly coastal pricing, city event premiums, and off-season floors.
In PriceLabs or Wheelhouse I set weekly summer stays for Halkidiki and dated events for Thessaloniki, such as the September fair and the November Film Festival, aligning Airbnb and Booking.com so rates and rules match. That keeps the coast full in summer and the city earning through autumn and winter.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Thessaloniki.
