An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Lafayette: Festival International de Louisiane; LSU football at Tiger Stadium; Mardi Gras celebrations; Cajun and Zydeco music and the Atchafalaya Basin. Guests I price for: Festival-goers and LSU fans on 2 to 3 night stays around downtown Lafayette, the Oil Center and Baton Rouge near campus. Where I start: Event-driven premiums stacking festivals and game days, two-night weekend minimums, and midweek pricing through a soft high-summer lull.
In PriceLabs or Wheelhouse I load Festival International, Festivals Acadiens et Creoles, Mardi Gras parade weekends and the LSU home schedule as separate events, add two-night minimums on those dates, and set gap rules for short stays. Airbnb, Vrbo and Booking.com then all reflect the same event pricing.
