An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Santa Barbara: Old Spanish Days Fiesta; Santa Ynez wine country; UCSB calendar; Pismo and Morro Bay beach season. Guests I price for: Southern California weekenders and families on 2 to 4 night stays. Where I start: Summer and event premiums, weekend minimums, and strict city STR ordinance compliance.
I configure PriceLabs or Wheelhouse with Fiesta, graduations and film festival dates, summer minimums and wine-country weekends. Where rules allow only longer stays, I build monthly pricing instead, and Airbnb, Vrbo and Booking.com follow the same plan, so a Fiesta weekend never sells cheaper on one channel.
